Terms and Conditions

These Terms and Conditions (“Terms”) govern the services provided by Premium Build Limited (“we,” “us,” “our,” or “the Company”) to clients (“you,” “your”). By engaging our services, you agree to be bound by these Terms.

1. Scope of Work
1.1 We provide construction services, including renovations, extensions, new builds, conversions, and refurbishments.
1.2 A detailed scope of work, including specifications, timelines, and costs, will be outlined in a written contract before work commences.
1.3 Any additional work requested outside the agreed scope may result in additional charges and time extensions.

2. Quotations & Pricing
2.1 All quotations are valid for 30 days from the date of issue.
2.2 Prices are based on the information provided at the time of quotation and may be subject to change if unforeseen issues arise.
2.3 VAT and other applicable taxes will be clearly stated in the quotation, where applicable.

3. Payments
3.1 A deposit of 10% is required before work commences, unless otherwise agreed.
3.2 Payment schedules will be outlined in the contract, with staged payments due at agreed milestones.
3.3 Final payment must be made upon completion of the project and prior to handover.

4. Project Timelines
4.1 Estimated project completion dates are provided in good faith but may be affected by unforeseen circumstances such as weather conditions, supply chain delays, or changes requested by the client.
4.2 We will keep you informed of any delays and will work to minimize disruptions.#

5. Client Responsibilities
5.1 You must provide clear instructions, timely approvals, and access to the site to avoid delays.
5.2 Any third-party approvals (e.g., planning permission, permits) are your responsibility unless otherwise agreed.
6. Changes & Variations
6.1 Any modifications to the original agreement must be confirmed in writing.
6.2 Variations may impact the project cost and timeline.

7. Materials & Workmanship
7.1 We use quality materials and skilled workmanship in all projects.
7.2 Any materials supplied by the client must meet industry standards and be fit for purpose.
7.3 We are not liable for defects caused by materials supplied by the client or third parties.

8. Defects & Warranty
8.1 We offer a 1 year warranty on workmanship from the date of completion.
8.2 Warranty claims must be reported in writing, and we will inspect and rectify any defects arising from our workmanship.
8.3 The warranty does not cover damage caused by misuse, third-party alterations, or natural wear and tear.

9. Liability & Insurance
9.1 We hold public liability and employer’s liability insurance to cover our operations.
9.2 Our liability for any claim shall not exceed the total value of the contract.
9.3 We are not liable for indirect or consequential losses, including loss of profits, time, or third-party claims.

10. Termination
10.1 Either party may terminate the contract with written notice if the other party breaches the terms and fails to remedy the issue within 30 days.
10.2 If you terminate the contract before completion, we reserve the right to charge for work completed and any costs incurred.

11. Dispute Resolution
11.1 In the event of a dispute, both parties agree to attempt resolution through negotiation before taking legal action.
11.2 If necessary, disputes will be resolved through mediation or arbitration before resorting to court proceedings.

12. Force Majeure
12.1 We are not responsible for delays or failure to perform due to events beyond our control, including but not limited to natural disasters, labour strikes, material shortages, or government regulations.

13. Governing Law
13.1 These Terms are governed by the laws of England and Wales, and any legal matters shall be subject to the exclusive jurisdiction of its courts.

14. General Provisions
14.1 These Terms represent the entire agreement between you and us and supersede any prior agreements or understandings.
14.2 If any provision is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
14.3 We reserve the right to update these Terms, and any changes will be communicated to you.
